We're working hard to pioneer the dual-key townhouse for two of our clients, Williams Corporation and Faisandier Group. The dual-key comprises a studio or 1-bed unit on the ground floor and the same upstairs, on a single title; home and income, multi-generational living or rental investment! The example above is Faisandier Group.

Challenging Tauranga City on Minimum Car Parking
Perhaps the first medium density development in Tauranga without car parking? The above is a Willams Corporation development comprising 25-townhouses on a large corner site. During planning approval, we successfully challenged Tauranga City Council on its City Plan interpretation effectively imposing car parking requirements, contrary to national level urban policy direction that removes minimum car parking.

3-Storeys Outside Medium Density Zoning
We're super proud of this 35-unit development obtaining resource consent, even before the new Medium Density Residential Standards (permitting 3-storeys) kicked in. We had our hands all throughout the design phase testing several concepts.

Maximising Housing, No Car Parking
One of the first councils to delete minimum car parking requirements to give effect to national level urban policy, was Hutt City Council, and taking their lead shortly after we obtained planning approval for the above Williams Corporation development comprising 30-units with zero car parks. We do love the look of these townhouses.

Prioritising Our Water Health & Wellbeing
We were privileged to support the Hearings for the Otago Water Plan Changes acting as the Environment Court appointed Hearing Administrator. These hearings were among the first to implement the newly minted national level water policy, Te Mana o te Wai, with water health and wellbeing the first priority before other resource uses.
